  • Feasibility studies for ongoing projects – determining the location, type of building, completion time scale and expected yield of the commercial property
  • Project monitoring – ensuring a commercial property meets the specified compliance regulations, plus costs, quality and contracts
  • Schedules of condition – prepared prior to the completion of a lease, a schedule of condition is most often for the benefit of the commercial tenant, but can also benefit the landlord. It is a record of the condition of the property at the start of the tenancy, designed to ensure tenants are not held liable for any repairs to the building which are in poor condition when their lease begins. The schedule can potentially save considerable costs and disputes between commercial tenants and landlords at the end of a commercial lease
  • Schedules of dilapidation – prepared towards the end of a lease or after a lease has ended, a schedule of dilapidation identifies any breaches of covenant, such as disrepair, decoration and compliance. The schedule is designed to represent the landlord’s requirements regarding the required condition of the property prior to a lease ending. The schedule can be served to a commercial tenant within the term of the lease so they can complete any work before vacating, or alternatively after the lease has ended, from which the landlord can seek to claim for the costs of repair
  • Property design, specification and contract administration – we can either manage your project from inception to completion, or advise on certain aspects, depending on your needs
  • Measured surveys – a representation of the commercial building displaying the structural elements and features. Includes a floor plan, elevations and scaled cross section plans
