British Land applies for £300m development next to Meadowhall

British Land has submitted a planning application to develop a £300 million mixed-use site next to its Meadowhall Shopping Centre.
The firm wants to redevelop the 63-acre industrial site in Sheffield into a 2.2 million square feet scheme, Property Week reports.
Its plans include 1,300 homes, 1.2 million sq ft of offices, a 100,000 sq ft hotel and 27,000 sq ft of shops and leisure facilities.
The developer said it would aim for a BRE Environmental Assessment Method Excellent rating for the offices and pledged that 15 per cent of the homes would be affordable, although the minimum requirement for affordable property from Sheffield city council is 20 per cent.
Meadowhall is a two-level, fully enclosed mall which has won ten awards in the past year.
A refurbishment programme created additional units and saw the upsizing of Top Shop from 17,000 sq ft to more than 40,000 sq ft.
The site area of Meadowhall is 191 acres, of which 74 acres are undeveloped.
