Alder King instructed on £60m south Wales business park

The Charnwood Group has instructed property consultants Alder King as joint agents on a £60 million business park in south Wales, PropertyMall.com reports.

Wales 1 is a 17-acre development located next to junction 23A of the M4 at Magor.

It will comprise more than 264,000 sq ft of office space in nine, three-storey buildings, specifically designed to provide sustainable premises with lower carbon footprints, through rainwater harvesting and passive air handling systems.

Owen Young, partner at Alder King, said: "Occupier and legislative trends show that environmentally friendly developments are the future.

"Business parks like Wales 1 are leading the way, incorporating the latest advances to reduce the scheme's carbon footprint. Hopefully this development will be the first of many for south Wales."

Work has already started on the site and Alder King will join DTZ and Hutchings and Thomas to market the development, expected to be completed in January 2010.

PropertyMall.com also reports that terms for a 100-place creche and 120-bed luxury hotel are being finalised and an application for a further 50,000 sq ft building is currently with council planners.

Alder King began in 1911 and became a Limited Liability Partnership in April 2004.

It employs more than 180 people at seven regional offices and has a turnover of £12 million.
